Legal Information

Umbral is a trademark registered by Empresa Sem Rumo, Exploração Turística e Hoteleira Lda, no. 515981818, with its head office at Estrada dos Salgados, Urbanização Monte Galé, no. 39, Loja 1, 8200-428 Vale Rabelho, registered in Portugal with Permanent Certificate 8088-7006-4652, which can be checked on the company’s website (www.portaldaempresa.pt).

Umbral is governed by Portuguese law and its amendments and is subject to the jurisdiction of the Portuguese courts.

As Ao Rubro Publicidade & Marketing is an intermediary company providing services between the hotel and the client who rents it, invoicing for each booking will be processed by current legislation, with the hotel or its representative issuing the rental invoice directly to the client.

How to book:

Reservations must be made by email to Umbral: reservations@byumbral.com. A non-refundable deposit of up to 100 percent of the total stay is required for the reservation to be confirmed. The amount of the deposit varies depending on the hotel you wish to book. The pre-booking of any accommodation will be held for a maximum of 72 hours. Within this period you must pay the booking deposit (by Bank Transfer or by providing your credit card details) and send proof of payment by email (if by Bank Transfer). Once the deposit has been received, a booking confirmation will be sent by email with all the information you need to check-in. The final payment of the reservation must be made on the day of arrival at the hotel and, in many cases, in cash. Group bookings may be refused.

Documents:

It is entirely your responsibility to make sure that your identification documents are valid and comply with legal regulations and you must carry them with you.

Change of booking:

If for any reason you need to change your booking (i.e. type, dates), you should do so by email as soon as possible, but there is no guarantee that we will be able to do so.

Accommodation capacity:

Only the number of people who do not exceed the maximum capacity of the accommodation will be accepted. There is an additional charge for each extra person (whether adult or child and only in accommodation that allows it).

Booking cancellation:

If you wish to cancel your confirmed reservation, please send us an email. Please note that the amount paid up to the date of cancellation is non-refundable.

If it is necessary for Umbral to cancel your booking for reasons of force majeure, Umbral will refund the deposit paid in advance. Force majeure is considered to be any event that Umbral or the hotel cannot foresee or avoid, such as war situations, civil confrontations, strikes, hostilities, social problems, political and governmental actions, natural disasters, weather conditions, flight changes and cancellations, terrorist activities, technical problems beyond our control. Except the points indicated, we regret that there will be no compensation for any force majeure.

Clocking in and out:

Check-in and check-out times at the various hotels vary, but in most cases, check-in is after 3 pm and on the day of departure until 10 am. If your stay extends beyond this time, Umbral reserves the right to charge an extra night.

Please note that some of our hotels do not accept check-ins after 7 pm. It is essential to respect this information and arrive before the deadline.

No-show:

Umbral reserves the right to charge the full accommodation price if you fail to turn up on the day of arrival without prior notice.

Prices:

The prices shown on Umbral are per hotel unit, per type, and night. The prices include bed linen, towels, cleaning services on arrival and departure, water, electricity, and gas, (subject to exceptions). We would also like to inform you that a supplement may be applied for the use of air conditioning, intermediate cleaning, change of towels and sheets, and other facilities of the unit, and you will be informed in advance or when requesting such a service.

Damage Deposit:

Some units advertised by Umbral require a damage deposit of between 200Eur and 500Eur. This deposit is used to protect the owner from any possible damage or noise claim, or any other unpaid charges. This amount will be requested on the day of arrival, but informed in advance when the booking is made, together with the rest of the outstanding payment. This deposit will be returned within 3 working days of the date of departure. It will only be returned in full if there is no damage. If the deposit proves insufficient to pay for all damages, Umbral reserves the right to charge you for the remaining outstanding payment. In the event of abusive behavior during your stay, you must leave if required and seek alternative accommodation at your own cost.

Cleaning services:

Stays of up to 7 nights are only cleaned on the day of arrival and departure. In some accommodations, there may be a cleaning and linen change service. Stays of 14 nights are cleaned with a change of towels and sheets. If you require an extra service, please request it at the unit itself and pay the extra charge.

Cots/Extra beds:

Advance notice is required. Please note that some of our units do not offer this extra service. Additional charges will apply.

Security:

It is your responsibility to ensure the safety and care of all the people included in your booking and to take the necessary precautions. In particular, please ensure that children are supervised at all times and that parents are solely responsible for the actions of their children.

Behavior

If your behavior causes a nuisance, damage, or disturbance in the unit where you are staying, we reserve the right to terminate your holiday and if necessary call the local authorities.
